If you are looking for a new home these days, you have tons of really cool tools to use– from reality TV shows that show you how to shop to comprehensive information on any property available in an instant.  In earlier days, we would get a call and the buyer would say “I am looking for a particular kind of home, could you help me find it?” …. Now, we get “Here are the houses I want to see.  Can you set it up?”  There is a big difference!  While Internet searches are really really valuable for buyers to start to narrow their search, I just want to remind you that “boots on the ground” are really important too!  By that, I mean your agent!

Your agent is working in the environment every single day, so take advantage of their knowledge and expertise.  You might ask them to show you the homes on your list, but also ask them if they have any suggestions for you.  They may be aware of some reasons a particular property might NOT be a good match for what you are looking for, and also may have several that WOULD be possible candidates!  Using their local knowledge could be a good thing:)
