    Three Things I Wish We Could Tell You

    If we could sit down by the fire and talk about real estate in the Smokies, here are three things I would tell you:

    1.We will do a better job if I know you are coming.
    Showing property in this area can be a little more complicated than folks realize, as we are frequently working around rental companies schedules, gathering income and expense information etc. on the homes.  We are  happy to try and accommodate you if you just show up in town, but we will do a better job if you give us some notice and time to prepare!
    3. The market is beginning to shift
    (and yes, you can insult sellers with a low offer).  As we steadily climb out of the Great Recession, we are seeing fewer distress situations for sellers.  Rental incomes are rising, sellers situations are stabilizing and inventory is dropping.  This puts an upward pressure on prices.  In recent months I have submitted several low offers where the seller response was “no”. Just that, no counter and no conversation. Average SOLD is within 93% of asking price, so super low-ball offers just aren’t going to work in most cases.
    2. Let your Agent Help You.
    We love the internet and you can get tons of information from it, but there really isn’t any substitute for the expertise a good agent has.  We spend all day every day in this market, and really know about neighborhoods, road conditions, rental income– all of the nuances of properties in the area.  Of, if we don’t know we sure know how to find out! Let us help by sharing your “list” before you get here, so we can talk about it!
