    5 Reasons to Buy Smoky Mountain Property in the Winter

    The area around Pigeon Forge and Gatlinburg has a seasonal rhythm to it, generally focused around the school year.  That makes the winter months our “quiet time” here.  As a local resident, this is one of my favorite times of the year.  We get to walk into all the shops and restaurants with no waiting, no trouble parking, and everything is just a bit more relaxed.  I started thinking about that, and realized it is just the same with selling Gatlinburg real estate and Pigeon Forge real estate!  Here are five reasons winter is the best time to buy in the Smokies:

    1. Less Competition…. Most of the buyers in this area live out of state, and many cannot plan a trip into town at this time of the year.  If you are one of the lucky ones who can, the lowered competition from other buyers can work to your advantage.  Fewer properties will be shown, and an offer in the winter may look very sweet to a seller!
    2. Prices Decline….Many of the properties in Gatlinburg and Pigeon Forge are rental income properties, who may rent heavily in the summer and fall months.  This time of year rentals fall off, and so does the income!  When incomes are coming in steadily in the summer, owners may be more hesitant to sell, but in the winter may have some additional motivation.  This can translate into price drops or increased flexibility.
    3. What you see is What You Get…..Nothing is more frustrating to our Team than a serious buyer who is ready to come into town, prepares their list of “must see” properties, only to find that many of them are booked by renters and we cannot get in.  Or worse yet, cabins may be booked at the last minute!  Taking advantage of the lower rental rates in the down season, winter buyers are able to access more of the properties they want to see easily!
    4. More time from your Realtor….Your agent is not as busy this time of year, and may be able to provide you with more of their time and expertise.
    5. Ugly Ducklings……Some properties that have been on the market for the summer and fall season without selling may have been priced incorrectly (correctly priced homes will usually receive a high level of attention quickly) but they may also be what we call and “Ugly Duckling”.  This is a home that for some reason just doesn’t show well, even though it may have wonderful features, and has remained unsold though six months or more. It  could be that the home is very crowded with personal belongings, has multiple pets, bad lighting, horrible paint or wallpaper etc.  These kinds of things might be easily fixed, and if you able to look past some of these things, you can often get a great deal.
